The above calculation should not be used in the following circumstances:-

  1. Building plots and dwelling-houses in the course of construction.
  2. A Conveyance by way of Exchange (where two owners are exchanging houses)
  3. A Conveyance in cases where the present owner purchased the property within a year and a day of any proposed sale.

If any of the above exclusions apply or should you be purchasing for an amount less than £250,000, different fee scales apply. The members of the conveyancing department would be happy to assist you in computing the fees and disbursements.
